At Shriji Group Kolkata, we look at the changes in home buyers not just what they are buying but also who they are and why. Being one of the best real estate developers, we see demographic changes which are redefining housing choice and value. In this blog we look at how population trends, income movement, family structure and buyer preferences are playing out in terms of housing demand in the city, and what it means for us as real estate builders and developers in the luxury and premium segments.
1. Increasing Registrations Bigger Flats
Recent reports show that in August 2025 we saw a 15% growth year on year in the Kolkata Metropolitan Area (KMA) which had 6,196 home registrations that month. From January to August 2025 we had about 41,440 apartments registered which is a ~37% increase over the past year.
Interestingly in that we see small flats (0-500 sq ft) and mid-sized homes (500-1,000 sq ft) dominate the registration picture but at the same time the share of the larger flats (1,000+ sq ft) has almost doubled (from ~7% a year go to ~13%. We at Shriji Group see this as a trend toward greater demand for more roomy homes buyers that are looking for premium luxury products instead of just compact options.
2. Rising Demand for Mid to Luxury Homes
In 2025Q2 we saw the launch of about 4,890 new homes that is a 56% increase from the prior year also we noted that 75% of them were priced in the mid to upper mid segments ₹40 lakh to ₹1.5 crore). But what is more so is that we are seeing growth in the luxury and premium housing (above ₹1 crore) segment. We are seeing an increase in supply of luxury products and also a willing buyer’s market as income levels rise.
Also a report from recently which notes that between July and September 2025 homebuyers which bought into the home category saw 1 in 4 of them go for properties which are above the price of 1 crore. In that range of 1 to 2 crores we see a year on year increase in sales by 46%. These results also indicate that the demand is shifting to higher priced properties.
3. Household Composition, Nuclear Families, and Lifestyle Aspirations
In India what we are seeing is that nuclear families have grown in number which is about 50% of the household makeup as compared to what it was in the past. Small family units tend to want in which they do — more amenities, better finished products, and premium finishes. They go for luxury over large size. For the luxury real estate developers and construction companies this means to design homes with high quality finishes, modern features, better design and comfort which may not be that large in size.
4. Affordability vs. Premium Sprawl: Geographical Demographics
New introductions are for the most part in peripheral and suburban zones (we see this in Rajarhat, Baruipur, Sonarpur, Madhyamgram) which have available land and are experiencing growth in terms of metro and road infrastructure. For estate builders and developers of premium homes the proximity to transit points, job centres, and quality civic amenities in these areas makes luxury housing a go. Buyers are paying a premium for well-connected peripheral areas which also offer a better living experience as compared to what is available in very dense urban centres.
5. Rising Costs & Buyer Expectations
Construction of affordable housing is seeing a great rise in costs (of labour, materials) which in turn is thinning out profit margins. Also when you add to that the issue of regulatory requirements and also the trend of buyers’ higher expectations which play into the luxury segment’s favour we see that the latter is doing better in terms of finance. Being a luxury property developers we see today’s home buyers are looking for amenities, safety, smart features, finish what you would expect from a top tier luxury developer.
6. For What It Means to Developers and Buyers
For developers which in particular include the leading real estate companies and developers in North Kolkata we see that:
- More focused on the premium customer
- More focus on quality, design, delivery, and amenities
- Marketing and realty services which put value first, not price
For consumers which is what we see in the case of buying and selling property in Kolkata what we are talking about is transparency, credible developers, good delivery records, and homes which match lifestyle aspirations.
Conclusion
Rising home registrations, an increase of demand for bigger and luxury homes, we see more nuclear families, and buyers that are ready to put in more for quality.
